How to use this calculator

  1. Enter monthly in-hand income, existing EMIs, rate and tenure.
  2. We apply the FOIR cap banks use (you can adjust 40–50%) to find spare EMI room.
  3. The result is the maximum loan that room can carry — borrow less, not more.

What is this tool?

Banks decide your loan amount from your income and existing EMIs using the FOIR rule (40–50%). This calculator reverses that maths to show the maximum loan you qualify for — and whether you should actually take it. Use it before house-hunting or applying anywhere.

What banks don't tell you (eligibility)

FOIR — Fixed Obligation to Income Ratio — is the real gatekeeper: total EMIs (new + existing) may not cross 40–50% of net income. A Rs. 1L salary with Rs. 30k EMIs leaves only ~Rs. 10–20k room.

Eligible is not affordable. Banks ignore your rent, school fees and emergency fund. Keep total EMIs under 35% yourself even when the bank allows 50%.

CIBIL 750+ plus stable salary history is what unlocks the best slabs. Every formal application dings the score — soft-check first, apply once.

Common eligibility questions

What is FOIR?

Fixed Obligation to Income Ratio: total monthly EMIs divided by net monthly income. Banks cap it at 40–50%.

Why was my loan rejected despite good salary?

Usually existing EMIs eating the FOIR room, low CIBIL, unstable job history, or undocumented income. Fix FOIR first — close small loans.

Should I borrow the maximum eligible amount?

No. Borrow for the need with a 6-month emergency buffer untouched. Eligibility is the bank's risk limit, not your budget.

How much home loan on ₹50,000 salary?

About ₹28–29 lakh at 8.5% for 20 years with no other EMIs (50% FOIR). See the salary table above.

What CIBIL score is needed?

750+ unlocks the best slabs (around 7.15–8.5%); 700–749 gets approved costlier; below 650 is very tough. Joint applicants use the higher score.

Does a co-applicant increase eligibility?

Yes — both incomes count toward FOIR, and many banks cut about 0.05% for women co-owners. Tax benefits can also be split.

Worked example: ₹80,000 net salary, ₹10,000 existing EMI

  1. At a 50% limit on all EMIs, your total EMI capacity is ₹40,000; after the existing ₹10,000 EMI, ₹30,000 is left.
  2. At 8.5% for 20 years, each ₹1 lakh needs about ₹868 EMI, so you can borrow roughly ₹34.5 lakh.
  3. Closing the ₹10,000 EMI first would raise eligibility to about ₹46 lakh.

How the Loan eligibility calculator works: the rules

  • Banks use FOIR (fixed obligations to income ratio), usually 40–60% of net income.
  • Home loans are usually capped at 75–90% of the property value depending on loan size.
  • Co-applicant income can be added to raise eligibility.
