Bhubaneswar Unit-I Mandi — Vegetables, Paddy & Pulses in Khordha (Odisha)

Bhubaneswar's Unit-I regulated market is the capital's main wholesale yard. Vegetables come in overnight from the Khordha, Cuttack and Puri belts and are sold to retailers, hotels and street vendors before the city wakes. Paddy, when it comes here, moves through the P-PAS route rather than the vegetable auction.

The yard works under Odisha's regulated marketing system: the market committee runs the gate, the weighbridge and the auction sheds, and commission on regulated commodities is capped at 1%. Vegetables are sold lot by lot in an open auction or by direct bargain. Paddy procurement is a separate queue that begins with a P-PAS token from your PACS, not at this gate.

Vegetables round the year — tomato, brinjal, okra, beans, leafy greens — with prices peaking in the monsoon gap and collapsing in the winter glut. Paddy arrives from the kharif harvest in December and January, and pulses come in smaller lots. There is no MSP for vegetables: the morning auction is the only price there is.

Documents you need

  • Aadhaar or voter ID of the seller
  • Land record, if selling paddy under P-PAS
  • Bank passbook in the seller's own name
  • P-PAS token and the assigned purchase centre slip for paddy
  • Weighment slip issued at the yard

Important warnings

  • • Vegetables have no MSP and no storage life. If the auction is thin, the lot sells at whatever is offered or it rots; grade and time your arrival accordingly.
  • • Commission on regulated commodities is capped at 1% in Odisha — if a deduction is higher, ask which head it belongs to and take it to the market committee.
  • • Paddy is not procured at the vegetable auction. Without a P-PAS token and an assigned centre, a paddy trolley at this gate has no MSP route.
  • • Mixed, ungraded crates are re-sorted at your cost and priced at the worst item in them.
  • • Legal commission rate: Maximum of 1% of the sale value for regulated commodities (commission agents) — verify the current notified rate.

How to sell your crop at Bhubaneswar Regulated Market (Unit-I)

  1. 1

Grade and pack at the farm. A crate of one size and one colour clears far above a mixed crate, because the buyers here resell the same day.

  2. 2

Count the crates and note the weight before loading, so the yard count can be checked against yours.

  3. 3

Reach the yard in the early hours — buyers for hotels and retail start before dawn and thin out by mid-morning.

  4. 4

Enter the lot at the gate and get it weighed; take the weighment slip before the auction.

  5. 5

Watch the bid and confirm the accepted rate against your lot number.

  6. 6

Settle through the commission agent and collect the bill showing rate, weight, commission and labour as separate lines.

Take 20 quintals of tomato at ₹1,200 a quintal — ₹24,000 gross. Commission at 1% is ₹240, labour and crate handling about ₹500, transport ₹900, leaving roughly ₹22,360, or ₹1,118 a quintal. A village trader offering ₹900 a quintal at your gate would pay ₹18,000 with no transport and no deduction — here the yard is clearly better, but only because the grade was good enough to fetch the auction rate.

Local tips

The Unit-I market rewards an early arrival and a uniform crate. Send tomato and brinjal graded by size, and never top up a good crate with small or damaged fruit to fill the load. Keep every weighment slip: the market fee and labour are small per crate, but across a season they are the difference between a profit and a wash.

Odisha: registration & rules recap

Odisha paddy runs on the P-PAS (Paddy Procurement Automation System). Land records are verified against Bhulekh, a token is generated giving roughly one month to sell at an assigned Paddy Procurement Centre (a PACS), then the farmer sells at MSP. Without the token there is no entry into government procurement.

Frequently Asked Questions

How do I get a P-PAS token for paddy in Bhubaneswar?
Register at your nearest PACS or cooperative society with land records verified on Bhulekh. The token assigns you a purchase centre and a selling window of roughly a month. The Unit-I yard handles the vegetable auction; paddy moves through the assigned centre, not this gate.
What commission is charged at Bhubaneswar Unit-I mandi?
Odisha caps commission on regulated commodities at about 1%, with labour and weighing charged separately. Ask for each as its own line on the bill, and keep the bill with the weighment slip.
What time does the Bhubaneswar vegetable auction start?
Trade starts in the early hours and the main buying is over by mid-morning, because the retailers and hotel suppliers resell the same day. A lot that reaches the yard at midday usually meets a much thinner buyer pool.
Is Bhubaneswar Unit-I mandi on eNAM?
The regulated market is linked to the eNAM portal, which adds an online bidding channel alongside the physical auction. It does not replace the yard: check eNAM for the reference rate and sell where the terms are better.
Can I sell paddy at this vegetable market?
Paddy is procured under P-PAS at designated purchase centres, usually a PACS, and not at the vegetable auction. If you have a P-PAS token, take the paddy to the centre named on it.
How soon is payment made at Bhubaneswar mandi?
Vegetable sales settle through the commission agent, often within a few days. Paddy under P-PAS is paid by OSCSC into your bank account after the lot is accepted and lifted, which can take longer. Keep the slip and follow up with the centre.
